Booking Terms & Conditions
The booking contract is between Carpenters Farm Holidays (referred to as ‘us’ or ‘we’) and the person making the booking on behalf of their party (referred to as ‘lead booker’, ‘you’ or ‘your’). The contract is subject to UK law. The contract will not take effect until the deposit is received. The lead booker must be at least 18 years of age and must supply the names, addresses and ages of the party.
Bookings and Payment
Bookings will be confirmed upon receipt of the deposit of 35% of the full cost of the holiday. The balance will be due six weeks prior to the commencement of the holiday. We reserve the right to cancel a holiday where payment has not been received by the due date. If the booking is made within 6 weeks of the start date, the full cost of the holiday will be required at the time of booking. Once you have a confirmed booking (the deposit has been paid) you are liable for the full rental cost even if you subsequently cancel. Payment can be made by Visa, Mastercard or bank transfer.
- Cancellation by you
1.1 cancellations must be immediately notified to us and confirmed in writing (email). The treatment of a cancellation will depend on:
- the reason for the cancellation
- when the cancellation is made and
- the date the booking was made
In the event of a national lockdown, where you are unable to travel, and we are prevented from opening, you will receive a full refund
Regional/ local lockdown
In the event that your address is put into Local/regional lockdown, rendering you unable to travel, you will receive a full refund. Please note this only applies to the address given by the lead booker at the time of booking and does not apply to party members at a different address unable to travel due to a local lockdown.
Your inability (or the inability of any, some, or all of your party) to stay at your hired cottage for any other reason
This includes but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, a call to jury duty, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown and delays with public transport. These remain at your risk and do not give rise to a right to cancel or receive a refund, other than according to 1.2 or 1.3 below. You are strongly advised to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation. There are several suitable options which include cover for Covid cancellation online.
1.2 If there are fewer than 60 days before the start of your stay. With the exception of 1.1 above, any refund we give you will be subject to our ability to find an alternate booking. If we are unable to find an alternative guest for the period of your booking, we will not offer a refund. If we are able to find an alternative guest for the lesser of
(a) the full cost of your booking, less an administrative charge of up to £75 to cover the cost of cancellation and remarketing the cottage (these costs include our admin costs, remarketing costs, bank fees, accounting fees and agency fees or commission payments) or
(b) the fee paid by the alternate guest for the accommodation less our administrative charges described above, and any refund under this clause will be made within 14 days of the booking start date.
1.3 If there are more than 60 days before the start of your stay, we will offer you a full refund on cancellation, subject to an admin charge of up to £75 and any costs making specific arrangements requested by you in respect of your booking. Any such refund will be made within 14 days of written confirmation of your cancellation.
- Cancellation by us
In the event that we are unable to provide the accommodation as stated due to circumstances out of our control for example fire, flood, exceptional weather conditions, damage/destruction, Carpenters Farm Holidays may, at its sole discretion, offer you:
- a full refund
- alternative holiday dates
- another option Carpenters Farm Holidays considers appropriate with regards to the circumstances.
Liability is restricted to the return of all monies paid. If we have to terminate your holiday early you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation, expenses or costs will be payable.
Arrival and departure; Period of hire
On the day of arrival your booking commences from 4 pm until 10 am on your departure day. Late departures may result in a charge of a further day’s rental. During your stay you may only use the property for the purposes of a holiday. There is no relationship created of landlord and tenant between parties. You shall not be entitled to a new tenancy or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory securities of tenure now or at the end of the Holiday Period.
The maximum number of guests staying in a property is stated on our website and under no circumstances can extra guests be allowed. We reserve the right to decline accommodation if this condition is not observed.
Day visitors to your accommodation under prior arrangement only.
Towels and Linen
We provide you with all bed linens (beds made up before arrival) towels and kitchen towels. Cot linen, swimming or beach towels are NOT provided, please bring your own.
Rules and Procedures
On arrival, please familiarise yourselves with the rules and procedures of Carpenters Farm Holidays which are to be found in your Welcome Folder located in each property. In particular, health and safety around the farm, farm buildings and farm businesses and if applicable, your hot tub. You will be met upon arrival and given a thorough handover of your property.
The cottages at Carpenters Farm Holidays are used entirely at your own risk .We will make every effort to ensure your safety however Carpenters Farm Holidays, P.Morton and Son, its employees and representatives shall not be liable for any loss or damage howsoever arising. You must take every care to safeguard your belongings, personal property and luggage. Parking outside our properties is at your own risk and we shall not take any responsibility for loss or damage to motor cars, motorbikes or bicycles.
Looking after our properties; Damage
Please take reasonable care of your properties during your stay which are your responsibility for the duration of your stay. Prior to arrival, your cottage will have been thoroughly cleaned and it is your undertaking to leave the cottage, furniture and equipment clean and tidy at the end of the hire period. We reserve the right to demand the immediate withdrawal of any persons behaving in a manner detrimental to the property or comfort of neighbours / others. All damage and breakages are the legal responsibility of the booker and should be made known to the owners. If you lose a key we will replace it for you upon your paying for the cutting of a new one.
Pets are not permitted inside the properties, on or around the farm or farm buildings and businesses.
PYO plums and greengages, farm walks
When in season (usually July to September) guests may pick their own plums (NOT greengages) by prior arrangement only. Charges will be shown in the welcome folder.
Farm walks are only permitted on certain routes, please see map in your welcome folder. Wilful destruction of crops, trees or plants will not be tolerated, and a charge may be made for repair/ replanting. Please wear suitable footwear.
Day tickets are available for fishing at our reservoir. Please see the tariff, rules and safety information in your welcome folder. Please do not leave any litter around the reservoir. Children MUST BE SUPERVISED AT ALL TIMES.
Smoking or vaping is NOT ALLOWED in either of our cottages and breach of this condition could result in a cleaning charge.
We do not allow the use on our property of the following items: Candles, fireworks, indoor smoking and similar fire hazards
Please take heed of the guidance for using your wood burning stove and BBQ and familiarise yourself with the Fire safety emergency plan.
Right of Entry
We shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out necessary repairs and maintenance.
We make every effort to ensure that you have an enjoyable stay but if you have a problem or cause for complaint, please contact us immediately to give us the chance to resolve it during your stay.

The Carpenters Farm Holidays Web Site may contain links to other Web Sites (“Linked Sites”). The Linked Sites are not under the control of Carpenters Farm Holidays is not responsible for the contents of any Linked Site, including without limitation any link contained in a Linked Site, or any changes or updates to a Linked Site. Carpenters Farm Holidays is not responsible for webcasting or any other form of transmission received from any Linked Site. Carpenters Farm Holidays is providing these links to you only as a convenience, and the inclusion of any link does not imply endorsement by Carpenters Farm Holidays of the site or any association with its operators.
Use Of Communication Services
The Carpenters Farm Holidays Web Site may contain bulletin board services, chat areas, news groups, forums, communities, personal web pages, calendars, and/or other message or communication facilities designed to enable you to communicate with the public at large or with a group (collectively, “Communication Services”), you agree to use the Communication Services only to post, send and receive messages and material that are proper and related to the particular Communication Service. By way of example, and not as a limitation, you agree that when using a Communication Service, you will not:
- Defame, abuse, harass, stalk, threaten or otherwise violate the legal rights (such as rights of privacy and publicity) of others.
- Publish, post, upload, distribute or disseminate any inappropriate, profane, defamatory, infringing, obscene, indecent or unlawful topic, name, material or information.
- Upload files that contain software or other material protected by intellectual property laws (or by rights of privacy of publicity) unless you own or control the rights thereto or have received all necessary consents.
- Upload files that contain viruses, corrupted files, or any other similar software or programs that may damage the operation of another’s computer.
- Advertise or offer to sell or buy any goods or services for any business purpose, unless such Communication Service specifically allows such messages.
- Conduct or forward surveys, contests, pyramid schemes or chain letters.
- Download any file posted by another user of a Communication Service that you know, or reasonably should know, cannot be legally distributed in such manner.
- Falsify or delete any author attributions, legal or other proper notices or proprietary designations or labels of the origin or source of software or other material contained in a file that is uploaded.

Carpenters Farm Holidays has no obligation to monitor the Communication Services. However, Carpenters Farm Holidays reserves the right to review materials posted to a Communication Service and to remove any materials in its sole discretion. Carpenters Farm Holidays reserves the right to terminate your access to any or all of the Communication Services at any time without notice for any reason whatsoever.
Carpenters Farm Holidays reserves the right to change the terms, conditions and notices under which the Carpenters Farm Holidays web site is offered, including but not limited to the charges associated with the use of the Carpenters Farm Holidays web site.
By accessing and using this service, you accept and agree to be bound by the terms and provision of this agreement. In addition, when using these particular services, you shall be subject to any posted guidelines or rules applicable to such services. Any participation in this service will constitute acceptance of this agreement. If you do not agree to abide by the above, please do not use this service.
